Achieving Success

Despite the obvious drama of those early steps, both Diana and her market areas are even more remarkable today. Basehor is one of the five fastest growing cities in Kansas. Not even incorporated until 1969, Basehor has effectively balanced some of the area's most dynamic growth with a quiet "country" lifestyle - features that both Diana and her home buyers readily appreciate."It's an outstanding area," she said. "You've got the highway access, the amenities and other features of the big city with a quiet lifestyle. It really is the best of both worlds."

Not surprisingly, one of Diana's most successful areas today involves her work and the work of the Diana Bryan-Smith team that successfully markets subdivisions in and around Basehor, and in the nearby Wyandotte County communities of Piper and Bonner Springs. Illustrating her flexibility and management skill, Diana is also involved in a venture that, among other things, markets a unique townhome development in Junction City, KS, home of Fort Riley military base.

Equally diverse are the details of these quality communities. Located in Leavenworth County, one of the most developed communities is Prairie Lake Estates, where homes begin in the upper $200,000s and is already in its third phase of construction.
Not far away, Hidden Ridge in Basehor features 300 homes starting in the low $200,000s, all boasting a quiet seclusion that features mature trees, a stone and brick bridge over a winding creek, and a sense of seclusion despite a convenient nearness to the many amenities of Leavenworth and Wyandotte counties.

One of the most unusual developments is found in the Pines of Pinehurst neighborhood. Now in its second phase despite opening just last fall, this Basehor subdivision is located in a former Christmas tree farm. The homes, mostly ranch style, are surrounded by healthy, growing Christmas trees - pines - giving the area its name. Pines of Pinehurst homes range from the low $200,000s to $275,000.
Similar quality can be found in the Lei Valley development in Bonner Springs. With 285 homes starting in the $170,000s, this affordable community nevertheless features amenities such as fishing ponds, a clubhouse and pool. Lei Valley will soon open its third phase.

Targeting a unique market, Hazelwood Villas is located in the Piper community. Focusing on the growing senior adult housing demand, these single and attached villas are priced from the $120,000s to the low $200,000s. The upper bracket villas feature amenities that are rare in this home category, such as full walk-out basements.
"These homes represent a growing area and I think we have an excellent opportunity
for people who are interested in that lifestyle," Diana explained. "The community is excellent, with quiet and security yet close to excellent shopping, restaurants and more. We offer very affordable villas."

One of the Diana Bryan-Smith team's most unusual ventures involves Deer Trail in Junction City, KS. Begun in only 2005, these 122 attached townhomes have become extremely popular with troops and their families stationed at Fort Riley. Nearby, Deer Creek features 320 single-family homes that despite their abundance of features and amenities are available from the $150,000s on up.
